Your Caribbean vacation begins on one of the prettiest unspoiled beaches on all of St. Maarten / St. Martin.
Sur Mer is situated on the southern end of Simpson Bay Beach, within the beachfront complex of Coco’s Beach Club. The intimate, small beach club consists of 15 units in 2 story-buildings. All units face the beach and offer mesmerizing views of the Caribbean Sea and you have a great view of the planes taking off and landing from the back balcony.
Lovely natural gardens enhanced with special lighting make the nights as beautiful as the days! Coco’s Beach Club is intimate, quiet, and very unassuming.
This very large beachfront 3-bedroom, 3.5 bathroom, second floor condo is ideal for couples, families or friends.
Sur Mer is fully air conditioned and has ceiling fans to keep you comfortable no matter what the temperature. Crushed coral floors are comfortable and simply beautiful.
The living area is elegantly furnished and the entertainment area offers a flat screen TV offering Netflix. The interior dining area can accommodate 6-8 persons comfortably.
The kitchen is fully equipped with all stainless appliances, beautiful cabinetry and granite counters. Ice maker, beautiful dishes, kitchen cutlery and glassware add to the completeness of the kitchen.
All three bedrooms offer a king size bed, air conditioning and en-suite bathrooms with showers. The washer/dryer is located by the ½ bathroom.
One of the best things to do in the immediate neighborhood is to have a seaside lunch at Mary’s Boon or hang out at Karakter Beach Bar. Two of the islands popular restaurant/beach bar locations! You can walk there on the beach; both spots are less than 100 yards away.
Sur Mer is located 5 minutes from Princess Juliana International Airport and is conveniently located to other white sand beaches (Maho Beach, Mullet Bay, Cupecoy Beach, Long Bay), watersports, French bakeries, banks, drug stores, grocery stores, gyms, hairdressing salons, ice-cream parlors, massage centers, theatres, restaurants/bars, duty free shopping, casinos and night entertainment.

Master Bedroom – The Master Bedroom offers a king-size bed, air conditioning, ceiling fan and flat screen TV offering Netflix. The bedroom has an en-suite bathroom with single bowl sink and shower.
Bedroom 2 – The second bedroom offers a king-size bed, air conditioning & ceiling fan. The bedroom has an en-suite bathroom equipped with single bowl sink & shower.
Bedroom 3 – The second bedroom offers a king-size bed, air conditioning & ceiling fan. The bedroom has an en-suite bathroom equipped with single bowl sink & shower.
The spacious kitchen with an island and barstools features beautiful cabinetry, granite counter tops, stainless steel appliances, full size refrigerator with freezer and ice maker, electric stove, electric oven, microwave, dishwasher, wine cooler, coffee maker, toaster, blender, full set of dishes, glasses, cooking utensils, pots/pans, crockery and kitchenware.
The living & dining area is elegantly furnished and offers expansive views of the ocean. The interior dining area can accommodate 6-8 persons comfortably.
A large common fresh water swimming pool surrounded by a spacious sun deck with lounge chairs.

I’ve been staying in St Maarten for many years. The location is perfect, the condo is kept clean and large enough to accommodate 3 couples with no issue. Place was clean and host was super responsive for all. Amazing place in an amazing place!
Our family of 8, 6 adults and 2 children, enjoyed a fantastic week at Coco’s Beach Club on Simpson Bay Beach. This condo was perfect and met all of our needs, and the view from the balcony was nothing but spectacular!!! The host met us when we arrived and gave us a tour of the condo, and provided us with a booklet of information. There were also some food items provided to get us started. The unit was very clean and only a 10 minute walk to the main road where you could find a pharmacy, cafe, mini mart, casino, and a variety of restaurants. The refrigerator had filtered water and the freezer made ice cubes, which was perfect for our tropical drinks!!Watching the planes from the back patio was fun!! The pool area and grounds were lovely. It was definitely one of the nicest condos we’ve stayed at in our family travels south.
This place was amazing. I would absolutely come back.
1) View / Beach – the view from the balcony was so beautiful. We spent many mornings, afternoons and evenings out there. The beach is also gorgeous. This was my favorite beach on SXM. It’s quiet, was never super busy, and the waters were calm. There is no public parking for this beach which is probably why it wasn’t overrun with tourists.
2) Communication and support – the team was great, provided great instructions and recommendations, they will even make dinner reservations for you!
3) Mary’s Boon – it’s pretty great having Mary’s Boon next door for meals and drinks literally steps away.
4) Location – close to the airport (you will listen to / watch planes take off and land every day which we actually enjoyed), close to Maho, Mullet, a small market down the road and nearby shopping by Mullet.
4) Unit – Kitchen had everything we needed, each bedroom has its own bathroom plus a half bath with laundry, and a nice pool onsite
Beautiful condo with a million dollar view! Communication was 5 stars! If we needed anything at all had any questions they were answered and we were helped right away. The condo is spacious we had plenty of room! It is right beside Mary Boon’s where you can sit on the beach and enjoy the entire day by the water if you buy drinks! It was fabulous!!
Things to note
This is right at the airport , planes right past your kitchen window! The planes fly from 7am until 10. When I say right at the airport I mean a 737 aircraft takes off right outside the kitchen window. It is very cool!! Also loud… just something to be aware of.
You absolutely need a car. This is not close enough to Simpsons Bay to walk easily.
Also only one bedroom truly has an ocean view. The others are not what I would consider an actual ocean view.
All that said we had an amazing time! Thank you for hosting us! We would definitely come back again!
This was my 7th visit to St. Maarten and I would absolutely stay at this beautiful condo again. It is spacious and clean and the location on Simpson Bay can’t be beat. Check-in was a breeze and the host provided a welcome basket on our arrival that allowed us to put of shopping for groceries until the next day — so we were able to hit the beach immediately. I love that we could walk to lots of bars and restaurants, as well as walk to beach clubs with the closet being right next door. Great property and great host!! If you’re on the fence about this one – don’t be – you’re going to LOVE it!
If you’re looking for a spacious place to stay with beautiful views of the Caribbean, this is your place! It’s right next to Mary’s Boon which made meals super convenient if you don’t want to prepare your own. Maia and her team were all super helpful and responsive to all my questions. They had a few staple items already in the refrigerator when we arrived which was so thoughtful. And they even helped arrange a catamaran trip on the island. I would definitely stay here again!
Our stay was awesome from the moment with arrived and Ruth met us and showed us the entire place. The start up supplies in the refrigerator were greatly appreciated . If I had any questions the team responded right away with the answers. They reached out to us to see how we were doing and if we needed anything. Well worth the stay right on the beach. Had a wonderful stay with family! Would definitely recommend if you need a 3 bedroom condo! There was plenty of room for everyone.
We stayed at this beautiful condo the first 5 of 10 nights in SXM in March. We’d have loved to stay there all 10 if it weren’t already booked. It’s exactly (better?) as described. The front balcony view overlooking Simpson Bay out to the sea was spectacular. The kitchen was spacious and had all we needed to cook some meals. Upon arrival, the unit was stocked with coffee, bread, eggs, butter, jam, milk, beer and water. Perfect to let us get groceries the next day. The bedrooms/bathrooms were up to date, well furnished, comfortable, and spacious. We used the washer/dryer before moving onto our next rental and it worked great. We had dinner on the balcony overlooking the airport; and coffee/breakfast or evening cocktails on the front sea facing balcony. The beach just steps below us. Mary’s Boon next door provided entertainment, food and drinks. For $20 in food/drink purchases, you can get chairs and umbrellas there. We did that over carrying the beach chairs down. 100% recommend!

We did a girls trip with six women. This place met all of our needs. Plenty of shared space indoors and out. A/C and fans in each room AND a bathroom!!! We loved that!! Comfortable beds, great showers, that included shampoo, conditioner, and body wash!
The view!!! Could NOT be beat. Clear waters and white sands right out the door!!
We loved the place and the friendly little island. We all had a great time and were not ready to leave. We decided that we will be back someday!
I had an amazing experience staying with IRE Vacations. The host was incredibly responsive and always willing to help, especially when it came to arranging transportation whenever needed, which made everything so much easier.
The location is perfect, right next to a beach club and restaurant, and just a short distance from the Simpson Bay strip, so there’s plenty to do nearby without sacrificing convenience.
The home itself was absolutely gorgeous and truly felt like a home away from home. Everything was comfortable, well-kept, and thoughtfully set up for a relaxing stay.
I would definitely stay here again and highly recommend IRE Vacations to anyone looking for a beautiful and convenient place to stay.

Beautiful location on the beach in Simpson Bay. Accommodations were clean and Maia and her staff were proactive and available, although we did not need to contact them for anything.
Amazing place. Hidden gem in St Maarten. Perfect private beach. Great for kids to swim all day. Located right next to Mary’s Boon beach club. So you can set up shop for the day with them and get food and drinks etc. overall and amazing vacation. We will be staying here again.
This was our second time to stay here. We returned not only because the location and wonderful views of the water but also because of the friendliness and hospitality of the host. They have a few things in the fridge and on the counter for you to get started and offer concierge services while you’re there as well. They are very responsive to you. Would definitely recommend!
