This 3 bedroom, 3 bathroom second-level penthouse sits directly on Kim Sha Beach and is minutes’ away from Simpson Bay Beach, Mullet Bay and the infamous Sunset Beach Bar. The property sits above the Greenhouse restaurant and next to the Buccaneer Beach Bar on Kim Sha Beach. This property is in the middle of it all with lively restaurants steps away.
The spacious living and dining area is tastefully furnished with a Caribbean flair and opens onto the seaside terrace area with private pool. A convenient and open kitchen was made for socializing and features modern appliances.
Enjoy breakfast on the seaside patio while taking in the view of the blue waters and tropical palm trees as there are several outdoor spaces from which you can choose from.
The penthouse features three individually decorated bedroom suites, each with en-suite bathrooms. Two bedrooms offer a king size bed and the third bedroom offers two queen beds and will comfortably sleep up to 8 guests. Children are welcome here, making it an ideal location for families. All bedrooms offer air conditioning, ceiling fan, and ample storage space.
The location is convenient and within walking distance to a large grocery store, smaller convenience stores, a menagerie of restaurants to suit your taste, beach and piano bars, nightclubs, bakeries, pharmacy, banks, casinos, a movie theater, spas, salons and many small shops for a duty-free retail fix. For the adventure seekers there are a myriad of activities on the beach including; jet-skis, kayaks, scuba diving excursions, and daily catamaran sails to the neighboring islands of St. Barths, Saba and Anguilla is a five-minute walk away. If you are tired of the sea, sun, and sand and are looking for a fun night out, take a short drive to Maho – the night life capital and enjoy fine cuisine, shopping, and the casino or dance the night away.

Maia’s place was ABSOLUTELY amazing! Everything we were looking for during our stay for a bachelorette party! Leading up to the trip, Maia answered ALL of my questions regarding covid tests, what to fill out before arriving and questions about a private chef. During our trip, she checked in and made sure we had everything we needed! She truly was one of the best hosts!
I have already recommended this place to everyone! The house is fantastic and in the best location! It’s on top of a great restaurant, next to a beach bar and you have your own pool…what’s better than that!!! The bedrooms were spacious and big, beds were sooo comfy and the showers, holy cow, hugeeee! We wanted a place where we could cook our own meals during the trip. Maia provided all of the condiments, spices, and the fridge has a hidden place to fill up your water! She also provided toilet paper, laundry detergent, shower and beach towels! Literally everything you need! It was an unforgettable trip! Thank you so much!
Maia and team were so warm, welcoming and helpful!! They made sure we knew how to get to the location, met us to welcome us inside and provided instructions on how to work items in the house. The place was exactly as described in the pictures – amazing bedrooms, every bedroom had a bathroom, large space for gathering and a lovely outdoor space. The place was in an amazing location – brief walks to the grocery store, tons of restaurants, casino, and you could walk right out onto the beach. This was a fantastic airbnb that I can’t recommend enough.
Our family of 6 adults had a wonderful vacation in such a unique spot on Simpson Bay beach! The spacious apartment had everything we needed with private bathrooms in each bedroom, very comfortable beds with lovely linens and plenty of towels. The balcony overlooking the beach was a perfect spot to enjoy our morning coffee. The friendly, helpful Sol Y Mar team met us at the car rental and helped us into the unit and showed us around. They were always quick to respond to any questions.
The place was exactly as described and was perfect for our two families. Plenty of shops, restaurants, and entertainment within walking distance and of course, right on the beach! The host made it extremely easy to communicate and was responsive throughout the entire week. I would definitely recommend this place to anyone looking for a more private accommodation outside the resorts.
This is an amazing villa with plenty of room for a family. We loved so many things including the private pool, the well stocked kitchen, the comfy beds, and the large showers. Most importantly this location is heaven! It’s steps away from the ocean and the Buccaneer Beach Bar where you can sit in comfy chairs under umbrellas and order delicious food and drinks all day. The ocean is so calm and peaceful and absolutely perfect!
The villa has a great kitchen with new appliances that are easy to use and a grill for nights in. You can also easily walk to so many fabulous restaurants and most have live music. You can sit on the porch at night listening to to music from the Buccaneer Beach Bar! Our family loves football and the TVs and internet were great and they were able to watch the playoff games (we don’t always have this in the island).
If you have the opportunity to stay at this villa, you should do it, you will love it!
First and foremost, Maia was such a great host. The property was really amazing and clean. The two different outdoor areas are really nice. The convenience to shopping and restaurants was a bonus. I would highly recommend this place.
Sol Y Mar was absolutely fabulous! The location is perfect, right above a delicious restaurant with great food and drink specials, next to the bar which also serves a great breakfast, steps to the beach where we grabbed chairs and umbrellas, a private pool, a market right out the front door and a 2 minute walk to the public transportation stop! We also did a snorkeling excursion and the boat dock was a stone’s throw away. You can do everything you need without ever needing a car! The house had everything we needed, including some kitchen staples and snacks, plenty of towels, toiletries and more. We traveled with another couple and our kids and couldn’t have asked for a better setup. The hosts were also fantastic, answered all of our questions and were super accommodating. If we ever get to make it back, we will definitely be checking Sol Y Mar first!

The location is superb. The property is clean, comfortable and well stocked with amenities. The private pool just puts it over the top after a long day exploring or just hanging at the beach that is literally steps from the door.
Maia and her group were excellent communicators and made sure our every need was met…and were quite charming as well.

In january of 2025 we stayed at the Sol Y Mar for the 4th or 5th time. I cannot say enough good things about this apartment/villa. Of course, location is key! Everything is so close. You can walk to grocery store, beach, bars, nightly entertainment, The Simpson Bay Yacht Club, etc. The place is very spacious with two beautiful outdoor areas. The pool is a bonus. We return year after year, ever since we first stayed here and honestly we will probably not stay anywhere else. The team at IRE Vacations are just SO nice to deal with. That means a lot to us. Every question answered, very accomodating, just everything. We are so pumped to be heading back in a little over a month. We have been coming to SXM for 20 years, and so happy we found this spot finally.

I had a fantastic time at Sol Y Mar. The rooms are really spacious, the decor is very stylish and modern and we had all the amenities we needed. The view of the beach from the villa is stunning and I enjoyed the pool.
It’s in a great location with the beach and beach bar literally a minute away and a convenience store across the street.
Will definitely visit again!
Our stay was absolutely incredible. From the moment we arrived, we knew we had found something special.
The space itself was perfect for our group. It was spacious, beautifully maintained, and thoughtfully designed. The bedrooms were very comfortable and I loved that each one had its own bathroom. The furniture has been upgraded throughout the house/patio vs. the pictures shown which made it feel more modern and very Instagramable. The little pool is also so gorgeous and perfect for a cool down.
The location simply cannot be beaten — the view over Kimsha beach from the patio is spectacular, and of course simply popping down the steps and walking out to the beach was such a treat. Not to mention there are soo many conveniences immediately around the villa – a mini mart + a grocery (both reasonably priced) as well as restaurants and bars for day into night vibes. Don’t worry though, the windows of the villa cut the sounds from the bar/restos underneath so it didn’t bother us when we headed to bed.
We’ve stayed in many vacation rentals over the years, and this one stands out as one of the very best / well- rounded spot. 10/10 recommend without any hesitation.

The location is absolutely incredible. It’s a beachfront property with a stunning view overlooking the sea and sand so you can wake up and sit on the patio and have your morning start with this beautiful vista. It is incredibly convenient, easy beach access and also right above a beach bar and you can also pop across the street to a convenience store if you quickly want to grab any necessities.
The hosts were so friendly and super knowledgable about the ins and outs of the island so anything we were wondering about was simple a matter of asking and we’d get great insider guidance on topics from where to eat, explore and activities to do. More than we could possibly fit into one visit!
They also knew an amazing boat charter that was a highlight of our trip (done by Justin – so don’t be shy to ask about that if it’s something you might want to do). We were taken to beautiful bays with stunning crystal clear water and lounged on floaties in the sea with such an easy-going and a pleasant, happy guide. Would do this again for sure!
The villa also has a fabulous pool which after a day on the beach is a treat to come back to a private pool and be able to enjoy with the family/friends on the trip.
For added convenience the villa also has a full sized washer and dryer that made it really easy to do laundry and not worry about that.
Highly recommend this villa if you’re looking for a good host, prime location, beautiful views and a place you’ll want to come back to again!
Perfect location. Super convenient with restaurants, groceries, and shops all around plus endless vibes with beach bars everywhere and gorgeous sunsets. The villa is beautifully decorated and incredibly comfortable. Couldn’t hope for better accommodation.

Sol Y Mar was a perfect place to stay. It was our first time visiting the island, and the property was located near restaurants and very close to the airport.
Sol Y Mar had breath taking views of the beach and is conveniently located next to it. The home was beautiful, up to date with new patio furniture, and slept 8 very comfortably.
A beautiful oasis that I would highly recommend and would visit again in a heartbeat.
